What a Florida WDI Inspection Covers
A WDI inspection is a visual examination of all accessible areas of the property for evidence of wood-destroying organisms, not general home defects. The scope, reportable organisms, and report format are governed by Chapter 482.226, Florida Statutes. The completed report must be issued on FDACS Form 13645, the official Wood-Destroying Organisms Inspection Report regulated by the Florida Department of Agriculture and Consumer Services.
Reportable organisms in Florida fall into four categories:
- Subterranean termites: The most common and destructive species in Osceola County, typically identified by mud tubes along foundations, piers, and framing
- Drywood termites: Found in attic framing, window frames, and exterior wood, often identified by frass pellets or emergence holes
- Wood-boring beetles: Including powderpost beetles and old house borers, identified by small emergence holes and fine powder in or around wood
- Wood-decaying fungi: A Florida-specific reportable category that reflects the role moisture plays in structural wood damage here
Carpenter ants and carpenter bees aren’t reportable on the Florida state WDO form. Areas that can’t be reached without causing damage, such as inside wall cavities or beneath flooring, are noted on the report as inaccessible rather than included in the findings.
What the FDACS-13645 Report Documents:
The completed report records whether visible evidence of wood-destroying organisms was observed in accessible areas, the location and type of any live organisms or damage found, any inaccessible areas and their locations, evidence of previous treatment, and conditions conducive to future infestation such as wood-to-soil contact or moisture buildup. The report is typically valid for 30 days for real estate transaction purposes.
When a WDI Inspection Is Required in St. Cloud
Florida law doesn’t mandate a WDI inspection in every real estate transaction, but most lenders do. VA loans, FHA loans, and many conventional financing programs require a current WDI report before funding. Skipping the inspection in a market like St. Cloud, where termite pressure is year-round, means taking on undisclosed risk at one of the largest purchases a buyer will make.
