In Florida, four categories of wood-destroying organisms fall within a WDO inspection’s scope:
- Subterranean termites: The most common and destructive type in Central Florida, traveling through mud tubes from soil to wood
- Drywood termites: Live inside wood without soil contact; signs include frass (small droppings) and exit holes
- Wood-boring beetles: Including powderpost beetles and old house borers, which leave distinctive tunneling patterns
- Wood-decaying fungi: Including brown rot, white rot, and poria, often linked to moisture intrusion
The inspection is visual and non-invasive. Inspectors examine what’s accessible without opening walls or moving obstructions. Findings are documented on FDACS Form 13645, which records live organisms observed, evidence of prior infestation, damage present, and conditions that could support future activity. For real estate purposes, this report is typically valid for 30 days from the date of inspection.
Who Needs a WDO Inspection in Florida
For many Florida homebuyers, a WDO inspection isn’t optional. VA loans require one on most Florida home purchases, and FHA loans may require it as well because Florida is classified as a high-risk termite area. Conventional lenders may require a report based on the property’s age, location, or visible condition. In VA transactions, the seller often covers the cost of the inspection.
